Mistake #2: Putting your home on the market before it is ready.

Mistake #3: Overpricing your home from the start.

Mistake #4: Unwilling to Negotiate.  

Selling your home is no different that many other sales in that negotiation is a key selling point.  Discuss this with your agent prior to listing your home.  Know what you are willing to give and what is an absolute NO.

Mistake #5: Delaying repairs. 

This can result in a blown sale very quickly and is also why it is important to take all reasonable steps to make these repairs before your home goes to market.  Requests for repairs is very common in the offer and negotiation process.

Follow These Steps To Get A Mortgage In The New Year!

There are several important steps that you need to take in order to get a mortgage. Be completely prepared for this process by understanding everything that goes into obtaining a mortgage.

1. Pre-Approval

In order to help you stand apart from the competition when buying a home, it is important to be pre-approved before you make any offers. Pre-approval means that the lender has made a commitment to give you a home loan up to a particular amount. There is a significant amount of paperwork that is required for the pre-approval process. Get the following documents ready to provide the lender: Pay Stubs, Federal Tax Returns, W-2 Forms, Statement of Assets, Residential History, and Proof of Down Payment Funds.

2. Home Appraisal

Your lender will complete a home appraisal before issuing the loan. The home appraisal allows them to determine the value of the home. If the home is appraised at a price that is at or above what you offered the seller than you have passed this part of the process. If the home is appraised for less than your offer, you have an issue because your lender will not give you more money than the house is worth. If this happens, you have a couple of options. You can negotiate with the seller, appeal the appraisal, ask for a second appraisal, or walk away from the deal.

3. Credit Score Maintenance

It is very important that your credit score (regardless of what it is) remains stable while you are under contract for a home. A final credit check will be completed before the loan is issued at closing. Any changes in your score could greatly jeopardize you acquiring your loan. Avoid this by not opening new credit accounts, closing old ones, or missing payments while you are under contract.

4. CD Review

You will receive a Closing Disclosure (CD) from your lender just before you close. The CD outlines the fees you will pay during settlement. CDs can contain errors so it is imperative that buyers examine the document thoroughly before signing. Sit down with your realtor to review the CD with the loan estimate (which you received when you first applied for your loan) to check the following items: Name, Loan Term, Loan Type, Interest Rate, Cash to Close, Loan Amount, Total Monthly Payment, and Estimated Taxes and Insurance.

5. Underwriting

Your mortgage will go through the underwriting process before the loan is finally issued to you. During this process, an underwriter will verify all of your information to ensure that you have been truthful in your application. As long as you have remained stable in your job status, credit score, and debts, you will get through this part of the process with ease.

2019 Housing Market Predictions!

The New Year offers new possibilities for the real estate market. Although it is impossible to know exactly what will happen with housing in 2019, there are some trends that have been forecasted. The data team at Realtor.com® has come up with their predictions for next year. If you are looking to buy or sell a home in the Whittier area in 2019, keep these trends in mind as you enter the market!

 

1. Slight Increases in Inventory

Inventory has finally been on the rise during the last quarter of this year. For next year, it is expected to stay at less than 7% nationwide. There should be some increases in homes being put on the market and/or new construction. Expect to see larger increases in inventory of upscale homes in the high-end market.

 

2. Soft Home Sales

Home sales are expected to decline 7%. This is largely due to the market challenges that make it difficult for first time home buyers to afford it.

 

3. Millennials Will Account For The Majority of Buyers

Millennials will retain their majority as home buyers in 2019, making up 45% of the mortgages. While first time buyers in this generation might still struggle to make the plunge for buying, older millennials who already own will likely move-up to a higher priced home this year.

 

4. Unknown Effect of Tax Plan

It is still unknown how the new Tax Plan will affect homeownership in 2019. Renters should see higher deductions on the tax bills which may incentivize waiting to buy while it will be a mixed bag for home owners on what they can and cannot deduct from their taxes in April. Although it is unknown exactly how the bill will affect the market during 2019, it is an important consideration for all buyers and sellers to keep in mind throughout the year.

Tell Santa And Others Of Your Change In Address!

Don't leave Santa out in the cold not knowing where you moved! It is important to notify people and organizations of your change of address! This important step can be easily overlooked in the hustle and bustle of moving into your new Whittier Area home. But, not doing it at least a week ahead of your move date will only cause you more of a headache in the future. Here are all the important agencies, organizations, providers, and people you should let know of your change of address.

 

1. Post Office

The most obvious one is the post office. Submit your official change of address on the USPS Website so they can begin forwarding your mail.

 

2. Utilities

You never want to keep paying utilities on a house you don't live in anymore! Make sure you notify every utility provider, namely cable, electric, gas, and internet, prior to your move so service will be ready to start as soon as you unlock the front door.

 

3. DMV

You are required to notify the DMV in the state of California of your change of address within 10 days of moving. All the information you need to do so can be found on the DMV Website.

 

4. Your Bank & Credit Card Providers

Make sure all your financial institutions are provided with your new address. You don't want mail that contains personal, sensitive information to be sent to your old house.

 

5. Cellphone Provider

The tax rate on your cell phone bill is largely based on your primary residence so you are required to update your billing address with your provider whenever you move.

 

6. IRS

Tax season will be here before you know it and you don't want there to be any cause for your refund to be delayed. Change your address with the IRS as soon as you move. Learn how on the IRS Website.

 

7. Voter Registration

Be able to do your civic duty in all future elections by updating your address for your voter registration.

 

8. Government Programs

This one only affects those homeowners that receive benefits from government agencies, such as the Social Security Administration, Medicare, or Medicare. If you do, keep your benefits active by informing them of your address change.

 

9. Your Work

Although your coworkers might know about your move, human resources might not! Make sure all information is current for your payroll and benefits.

 

10. Your Health Providers

Never fall behind on medical bills because they are being sent to the wrong address. Let your doctor, dentist, and other health providers know of your address change.

 

11. Your Insurance Providers

You must provide your car, dental, health, life, and homeowners insurance providers with your new address in order to file any future claims.

 

12. Online Shopping

The majority of our shopping is now done online with our delivery address saved in our account information. Make sure to update your address on these sites so your Christmas presents arrive to the right home!

 

13. Newspaper & Magazine Subscriptions

If you still receive a physical copy of the newspaper or subscribe to a magazine, let them know of your change of address so you don't miss out on a copy.

 

14. Family & Friends

Last, but most importantly, make sure your loved ones know your new address to send you those holiday cards!

Pet Safety Tips for the Holiday Season!

Keep your pet's holiday season as merry and bright for them as it is for the rest of your family! This time of year can introduce a whole new multitude of hazards that put their safety in jeopardy. Follow these tips for a happy and healthy pet this joyous time of year!

 

  • A tree is an intriguing new thing for your animal to explore. Deter them from it by using naturally based deterrents around its base.
  • You can also keep your tree and, more importantly, your pet safe by not hanging any ornaments that are made from edible materials. These can too easily attract your pet.
  • Poinsettias are incredibly toxic for animals. Use a natural deterrent on them as well, or better yet, decorate with silk ones instead.
  • Plants aren't the only potentially toxic things found during the holidays. Many of the foods we enjoy, such as garlic, onions, grapes, and chocolate, are unsafe for our pets. In addition, keep your animals away from the table to avoid them swallowing bones, plastic utensils, or other items that can get stuck in their digestive tract.
  • Keep all alcohol away from your pets. Injestion of alcohol can have very serious health effects on animals.
  • Eliminate fire hazards but keep the ambiance by using flameless candles.
  • Hide cords or spray your natural deterrent on them as these can often be interesting "chew toys" for your pets.
  • Create a private and quiet space for your animal to be during large gatherings. Give them toys and treats to keep them occupied. This way you always know that your pet is still in the house and they often appreciate avoiding the hustle and bustle that comes with these events. If you would rather your pet stay with you, make sure someone responsible keeps on eye on them at all times.

Make Your Home Stand Out Online With Your Photos!

Home buyers today are tech savvy and almost always begin their home searches online. This means that online listings are vitally important to garner interest in your home. If you are looking to sell your Whittier Area home, make it look its very best on the screen. There are some easy tips to follow to make your photographs look professional.

 

Equipment: Your photos will only be as good as your equipment. While smartphones do have better camera capabilities these days, they are still unable to capture images the way that an actual camera can. Shoot with a DSLR camera to ensure your images look their very best. Use a tripod for every photo. Hands invariably shake which can lead to blur in your image. Tripods make sure there is no camera shake and help keep your images straight. A crooked photo makes the image look amateur.

 

Lighting: Lighting is the most important aspect of your image. Your photo must be well-lit in order to look its best. When taking images of the exterior of your home, always pay attention to the position of the sun. Find out what time of day the sun is shining directly on the front exterior of your home. This will ensure that it is fully lit and devoid of any shadows. When shooting indoors, keep all of the room's lights on and the curtains open to let natural light in. Although all of this might seem like adequate lighting, you should still use an exterior flash, in addition, to keep the image fully lit.

 

Framing: Where you position yourself and what lenses you use help you capture the best aspects of your home. Although an image is flat, you need to convey a sense of the size of your home. Use angles that make the space appear larger. Shoot your images from the side of furniture to avoid making the room feel cramped. Keep three walls of the room within the frame. This trick makes rooms larger and provides balance to the image. When you take these photos, use a wide-angle lens to capture as much of the space as possible. For photo's of your home's exterior, shoot from an elevated position straight on so that you can capture all of the home as well as some of the landscaping.

 

Content: Consider what buyers need to see in your photos in order to want to see more of your home. Take a lot of photos outside and inside of your home so that you have more to choose from. Make sure the best features of your home are highlighted. This also includes what you see from your windows. When you take interior photos, use a deep depth of field so everything in the fore-, middle-, and back-ground are in focus.
