A Second Look at Overpriced Homes in Whittier!

- Fear of Offending the Seller- Buyers may feel that a significantly low offer on a Whittier home would completely offend the seller. The buyer may also feel embarrassed that they attempted such a low offer and may be convinced that the seller would never accept.

 

- The Price is Solid- Buyers may think that they seller is already aware that the home is overpriced. They think that if the seller was anxious to sell, they would have lowered the price and perhaps the seller is solid on the listing price and not willing to budge.

 

- Offers Have Been Turned Down- If an overpriced home has not moved at all in price, those interested assume that lower offers have been made and the seller has simply turned them down. The reality could be that, in fact, no offers have been made.

5 Tips for Your Whittier Home Inspection

Last week, we talked about some of the key questions to ask when buying a home in Whittier or the surrounding areas.  It’s important to be well informed of the home you’re considering buying in order to feel comfortable moving forward.  As Whittier Real Estate agents here on the The Domis Team, we want to provide you with all the tools you need to successfully buy the home of your dreams!

 

Today, we want to talk about home inspections.  It can be so exciting to find a great home that fits your needs, budget and lifestyle, but sometimes the home inspection can uncover some hard truths about the home that can be less than desirable.  It’s always disheartening to fall in love with a home, only to have to walk away because of looming issues.

 

If you’re a first time home buyer, you may not know exactly what to expect and the role you can play in a home inspection.  Below are five tips for facing the dreaded inspection with confidence!

 

1. Attend The Home Inspection- Attending the home inspection will give you the opportunity to learn more about the home and where things are located.  You can also be there if the inspector uncovers any issues.

 

2. Follow The Home Inspector And Ask Questions- Don’t be afraid to follow the home inspector closely and ask questions, especially if you’re a first time home buyer.  You’ll want to know everything there is to know about your new home and if you’re unsure of anything, the inspection is the perfect time to ask. 

 

3. Be Sure That All Of The Following Points Are Fully Covered- The structure of the home is key to going through with the purchase.  Your licensed home inspector should address the following:

 

- Heating, plumbing, air-conditioning and all electrical systems: all wires, systems and pipes should be up to date for modern usage.

 

- All wood throughout the home: wood destroying insects such as termites can cause major damage but can be fixed if dealt with properly.

 

- Well and/or septic systems: each should be inspected carefully

 

- Harmful materials: materials should be checked for asbestos 

 

4. Consider Optional Tests- It’s important to test things such as underground storage tanks, as well as testing for lead paint, lead in the drinking water, bacteria in well supplied drinking water, radon gas in the air and other concerns as needed.

 

5. Obtain A Full Verbal Report At The Time Of The Home Inspection- While the engineering report should be available the day following the inspection; you’ll still want to ask for a full verbal report at the end of the home inspection.

5 Questions to Ask When Buying a Home in Whittier

Buying a Whittier home this fall is a great idea as there are many beautiful properties from which to choose!  However, buyers often shy away from buying a home in the fall as they feel the spring and summer markets would have been a better time to buy.

 

However, as Whittier Real Estate agents here on The Domis Team, we can assure you that buying a home in the fall can be an ideal situation!  Sellers are often more willing to negotiate on price or work with you on closing dates as they want to sell their home before the busy holiday season.  You’ll even find less competition from other buyers since there tends to be fewer buyers looking for a home this time of year!

 

If you are ready to begin your Whittier home search, there are five questions you’ll want to ask as you look at homes on the Whittier Real Estate market.  These will help prevent any surprises and give you an idea of the homes history and current status.

 

1. Have you had any offers on the property? This will let you know what type of competition you’ll have if you decide to put in an offer on the home. You’ll also want to know if the seller has rejected any offers as this will give you insight into what the seller is expecting from the sale.

 

2. Has this house been in escrow? If the home has been in escrow and didn’t sell, it’s important to find out why. It could be that the funds fell through on the buyers end, but if it’s an issue that came up in the home inspection; you’ll want to know what you’re dealing with if you decide to buy the home.

 

3. How long has the property been on the market? The longer a home sits on the market, the less activity it gets. If the Whittier home has been on the market for some time, it could mean the seller is more willing to be flexible on the price.

 

4. Why are the owners selling? The agent who is showing the house may not want to answer this question if the seller is anxious to sell quickly. A sellers agent will want to get the best price for the home and offering up this type of information may mean lower offers on the table. However, if you find that the seller is in financial straits or is moving soon, this can play in your favor. Of course you’ll want to be sensitive to the sellers situation and not present an offer that is offensive or much lower than you know the home is worth. 5. Are there any other costs of ownership? This is much more common in buying a condo or townhome, but there are some Whittier neighborhoods that have additional Home Owners Association (HOA) fees. - Don’t miss the first annual Walnut Tree Festival that will be sure to become a long standing tradition!  The Whittier Cultural Arts Foundation and King Richards Antiques have collaborated to bring this unique event to the community!  

 

The festival will take place along Whittier Boulevard and fill the greenbelt area with gorgeous antiques and great art.  Vendors will offer reasonable prices on their goods, so come prepared to shop!  This day will also feature delicious food from local food trucks,  live music, a baking contest and the “Chalk-It” Sidewalk Art competition!  Whether you’re an art enthusiast or not, you’ll be sure to love Whittier’s newest festival!

 

The Walnut Tree Festival also pays homage to the history of Whittier.   This area of Southern California used to be home to a thriving walnut industry.  The famous Walnut tree between Penn and Mars Vista streets was actually planted in 1907!  It is 14 feet in circumference and boasts a spread of 100 feet.  In 1959, the walnut tree (which is a cross between an English Walnut and Black Walnut) was designated as a State Historical Landmark and is also on the Local Official Register of Historic Resources.

Myth #4- You Should Buy a Home You Can Grow Into- Planning ahead for the future is wise, and if you’re considering having a family, you may think you need a four bedroom home now.  However, what happens if an unexpected move or job transfer arises or circumstances change?  You may know that you plan on living in Whittier for the rest of your life; which is great!  The idea is to simply think through your goals for the future, as well as what you can afford for right now.  If you can’t afford a large home right now, don’t worry.  You’d rather have a smaller home now and be able to live without the stress of a major financial burden.

California Housing Market Holds Positive Outlook

Housing data from Realtor.com shows that California homes are flying off the proverbial shelves! When compared to the pace of home sales nationwide, California dominates the list for shortest days on market. Here are the California cities with the fastest home sales pace:

  • Oakland, Calif.: 21 days on market
  • Stockton-Lodi, Calif.: 26 days
  • Sacramento, Calif.: 32 days
  • San Francisco: 44 days
  • Fresno, Calif.: 44 days
  • San Jose, Calif.: 47 days

Statewide, home inventory remains stubbornly low, and home prices are rising in most areas of California. But is it a sign of another housing boom?

Not according to Kenneth T. Rosen, chairman of the University of California, Berkeley, Fisher Center for Real Estate and Urban Economics. Rosen predicts that the housing market in California and throughout the country will see steady growth next year - but not the rapid climb some home sellers are hoping for.

Rosen points to stingy mortgage lending practices as part of the problem. High consumer credit scores are required by lenders, shutting out nearly 40% of potential home buyers. He also speculates that any future tax increases could keep the reins on home sale activity.

While these issues are not show-stoppers, they could keep our housing markets from showing a true boom. This said, home demand in California is showing no signs of backing off. The outlook for California real estate in 2013 remains positive, though economists are watching "fiscal cliff" scenarios closely.

Plenty of Buyers, Not Enough Homes for Sale in California

We have buyers, we need more homes! This is the message from among 15,000 real estate professionals in the 2012 Annual Market Survey, conducted by the California Association of Realtors®. Here are the highlights!

Scant home inventory is an issue statewide. Scarce supply continues to boost home prices and cause bidding wars. An amazing 57% of home sales in 2012 involved multiple offers.

The days on market are half what they were a year ago, with 2012 traditional home sales seeing a brisk average of only 32 days. Distressed properties are also moving faster, with short sales averaging 90 days on market during 2012, as opposed to 141 days a year ago. 

The 2012 Market Survey also revealed the following home buying trends in California:

  • 30% of home buyers paid cash.
  • 17% of home buyers were investors.
  • 40% of first-time home buyers are choosing bank-owned properties or short sales.
  • 35.8% of home buyers are first-time buyers, up from 34.2% a year ago.
  • 5.8% of buyers were from other countries, with China and Canada leading the group.

Our local market trends in Whittier show similar patterns. We have ready buyers, but the home supply in Los Angeles County and Orange County is a bit thin!
