1. Bring in natural elements with floral mixes, assorted metals, and porcelain tile.

2. Stay cozy no matter the temperature with an outdoor fireplace.

3. Enjoy some relaxation in great Adirondack Chairs.

4. Keep it colorful with pops of seasonal colors, such as Oranges, Yellows, and Reds.

5. Plant chrysanthemums, sunflowers, and mums in contemporary groupings near shrubs and trees. 

6. Add some ambiance with lighting, decorative hangings, and comfortable seating.

End of Summer Home Maintenance Projects!

The final days of summer are the perfect time to tackle those home maintenance projects! Although southern California might not experience as drastic of seasonal changes as other regions in the country do, keep your home in tip top shape as the weather starts to cool down. Here are the best projects both inside and outside you home to complete before summer comes to an end!

 

Seal and insulate your home. Making sure that your home is well insulated ensures that your home maintains an appropriate temperature regardless of the season and can help you save money in the long run. You can make a larger investment by improving the insulation in your home and adding energy-efficient windows. For quicker, cheaper fixes, check all of your windows and doors for drafty areas. Replace or add weather stripping around these areas. Place dye-cut foam outlet seals behind wall plates to keep air from leaving through electrical outlets on exterior walls.

 

Take care of the heating and cooling systems. Maintaining your homes heat and air conditioning systems is important to keep your family comfortable and prevent more expensive maintenance issues in the future. September is the perfect time to check these systems as the service companies will be dealing with less emergency projects. Hire a professional to come check these systems and make any improvements as necessary. In between these tune-ups, stay on top of cleaning and replacing air filters as needed.

 

Inspect for leaks. You do not want to wait for heavy rains to discover leaks! This can lead to costly damage. Inspect the underside of your roof and look for moisture in the insulation or joints. If you find problem areas, keep note of the spots and contact a professional to repair the leaks. Along with the roof, you want to check your basement, if you have one. Make sure there are no cracks, plants growing inside, gaps in doors and windows, or erosion. Seal leaks during nice September days so everything will properly dry.  

 

Clean the gutters. Grab the ladder and clean out your gutters and downspouts. You want them to be cleared out so water does not accumulate. If you have a problem with a lot of debris, consider installing gutter guards. While cleaning your gutters, make sure that everything is firmly in place and flush with the roof. Check that the downspouts are directing water far away from your home’s foundation.

 

Prevent pests. When the weather starts to cool, pests can try to find a warm place in your home. They can cause a lot of property damage and are a health hazard. Make sure that there are no branches hanging over your roof that pests can use as easy access to your home. Keep branches at least 4 feet away from the house. If you hear pests in your home, contact a professional to deal with the issue immediately.

Neighborhood amenities to check before you purchase a home.

A home purchase is a big decision that affects everyone.  Before you begin to look, figure out what amenities are most important to you and your family in the neighborhood of your choice?

  1. Schools- Whether or not you have children the schools in your neighborhood are of great importance.  Great schools add value to your home as well as a solid educational foundation for your children
  2. Conveniences- Are there a number of grocery store options close by?  Is your bank close? How about playgrounds for the kids?  Where are your doctors located? All these things play into the likeability of the location of your home.
  3. Dining and entertainment- While this may not be on the top of your list, your hobbies, dining preferences and entertainment options and the distance from your home will be important.
  4. What amenities does the home itself offer?  Big backyard, outdoor pool, extended patio or deck for outdoor living space?
  5. If it is a relatively new neighborhood, what was it built upon?  Some areas have been built over wetland and filled.  This could cause unsettling in your home resulting in cracked foundations and walls.

Before you begin your home search, partner with a real estate agent that is an expert in the area and has lived or worked there for a good number of years.  There experience and knowledge could be a lifesaver for you and can save hours of viewings in areas that don’t meet your needs.
