Determine Your Financial Strategy Before Buying a Whittier Home

There are a number of beautiful homes in Whittier from which to choose, and it could be that you already have your eye on a few of your favorites!  Preparing to buy a home can be exciting and a little overwhelming all at the same time.  It’s important to make a list of wants and needs, along with knowing your overall style and budget for your new home.

 

Speaking of budget, if you are considering buying a Whittier home, you’ve probably already thought through the key financial aspects of such a large purchase.  However, if you really want to stay on track, you’ll want to come up with an in depth financial strategy before buying.

Here are a few questions to get you started:

- How long do I plan to live in this house?

- Where do I see myself in five or 10 years?

- Do I have to or want to make home improvements?

- Do I want to keep cash on hand for other investments?

- Can I take financial risks?

- Do I want to be debt-free?

Once you’ve answered these questions, you can map out where you want to land financially after the home purchase.  Your financial philosophy will help you navigate through the process of getting a mortgage loan and other various options you’ll need to decide when buying your home.  Here are five tips to consider when searching for the right mortgage loan.

1. Shop for the best rates- Look at local Rockingham County banks as well as national lenders for find the best rates.  You may even want to consider working with a mortgage lender.

2. Decide on points- Decide if you’re willing to pay for point to get a lower interest rate, or if you want to take a higher rate in order to keep closing costs down.

3. Combine different loan features- This allows you to feel comfortable with the loan as well as giving you flexibility to achieve your financial goals.

4. Don’t forget about additional costs- When applying for a loan you’ll want to factor in additional costs such as property taxes, insurance and possible homeowner’s association fees.

5. Ask about other loan terms- Oftentimes banks won’t advertise loan terms such as 20 years, but asking about it can ensure you find the right fit for your loan.

- Don’t miss the 4th Annual WetNWild5K!  This year, the event will be hosted by Splash! La Mirada Regional Aquatics Center and Park.  Whether you want to join in the 5K by walking it with family and friends, or you’re a serious runner wanting to take on this course; you’re welcome to join in the fun!

 

The grassy course runs through a beautiful 100 acre park that hosts many cross country events throughout the year.  The finish is always fun as you conclude the race by wading through the lazy river!  

 

The great part of this 5K is that all the proceeds go to benefit Strong Tower Ministries.  This non-profit helps to feed, clothe, educate and rescue destitute children living locally in Orange County and Baja California, Mexico.  To learn more about the race, Strong Tower Ministries and to register, please visit the WetNWild5K website

Now that we’re nearing the end of summer, you may be considering buying a new home this fall!  Whether you’re looking for a home in Whittier, La Habra or La Mirada; you’re sure to find a home that works within your needs, budget and lifestyle.

Choosing the perfect home may seem a little overwhelming at first, but making a detailed list of what you’re looking for, and the things you’re willing to compromise on, will help quickly narrow down your search.  Here are five key aspects you’ll want to consider when looking at Whittier homes

 

1. Layout and Space-  Know your goals for the home, whether it’s a long term home or a home that you’ll use for hosting family and friends. Floor plan, along with the number of bedrooms and bathrooms, play a role in how comfortable and efficient your home is for you.  Although you want the most space for your money, buying a home that’s too large may not be in your best interest.

2. Location- It’s often said that location is key, and that’s very true!  You can always make changes to the interior and exterior of your home, making it look exactly as you would like, but you cannot move your home to a new location. Be sure that the location you choose matches your desires for things such schools, work, daily errands and community.  A home that’s a good price, but is in a less than ideal environment may not be the home for you.

3. Kitchen- For many, the kitchen is the “heart of the home” so you want to know you enjoy the space! Remodeling is always an option, but is a huge undertaking and can become very costly.  Determine what projects you’re willing to undertake and the costs associated with the remodel. 

4. Closets and Storage- Not having enough closets and storage can be a huge point of frustration in a home.  Be sure to check closets and storage options in a potential home.  It will make life much easier in the long run. 

5. Finishes- Look at those special details that make the home stand out. While this is minor, it is still what makes a home feel pulled together. If you absolutely love the home, but aren’t keen on the finishes; buy it. You can always make additional updates later!

5 Key Tips for Getting Your Whittier Home Sold!

If you’re considering selling your home in Whittier, you may be overwhelmed by the home selling process.  Deciding to sell in and of itself can be a huge decision, and once that decision has been made, there are suddenly a number of other choices that arise. 

 

What will be the selling price for my home?  How do I find the right agent?  What other homes are my competition?  What projects do I need to tackle to get my home ready to sell?  The list of questions goes on and on...

 

As The Domis Team, experienced Whittier Real Estate agents, we understand these decisions and questions can seem daunting.  Today, we wanted to take time to highlight some of the key tips for selling your Whittier home.  Take a look!

 

1. Research- While your Whittier Real Estate agent will provide you with comparables of what other homes in your neighborhood are selling for, taking the time to do a little research on your own will help you prepare for what you can expect. Take note of home prices in your area and what upgrades those homes have to offer.

 

2. Fix it Up- You’ll want to know what needs to be fixed before buyers begin looking at your home. Having a “pre-inspection” by a home inspector will allow you to fix any necessary repairs so that they don’t come up in the buyers home inspection. This can help speed up the process once you find an interested buyer.

 

3. Act Like a Buyer- If you were looking at your home as a buyer, what would you see? Are there any updates you’d want to make such as paint, appliances or finishes? Acting like a buyer for your own home will give you insight into what you can do to make your Whittier home more attractive to buyers.

 

4. Make it Move In Ready- Today’s buyers have the option to be picky and many want a home that’s move in ready. Your home will need to have those key factors that are now considered standard in a Whittier home such as granite countertops and stainless steel appliances.

 

5. Price it Right- This is a key factor that cannot be stressed enough. Pricing a home correctly from the beginning will help you sell your home more quickly. Your Whittier Real Estate agent will work with you to show you what other homes are selling for and to determine a fair market value for your home. If your home is priced too high, it will sit on the market and you’ll eventually have to lower your price.
