How to Price Your Whittier Home Correctly

When it comes to selling your home in Whittier, one of the biggest challenges can be making sure to price your home correctly from the beginning.  Of course you want the greatest return on investment, but it’s also important to be aware of the market and seek advice from your experienced Whittier Real Estate agent.

 

As The Domis Team who have worked in the Whittier Real Estate market for a number of years, our goal is to guide sellers throughout the entire home selling process.  Pricing your home correctly can really set the tone for the sale of your home.  Here are a few key tips that will help you determine the fair market value for your Whittier home.

 

1. Study past sales- While this will take a little work, getting to know what other homes in Whittier have recently sold for will be helpful in giving you appropriate expectations.  Your Whittier Real Estate agent can also provide you with this list and can explain more about the current market value.

2. Do not confuse active listings with past sales- For those who are new to selling a home, this is key.  The active listings in Whittier don’t reflect what the actual selling price for the home.  While these homes are your competition, they shouldn’t be the determining factor on the price point for your home.

3. Do not overprice because you have the time- This can be one of the biggest mistakes sellers can make.  They reason that, since they’re not in any hurry to sell, their  Whittier home can sit on the market.  The reality?  This can have the opposite effect on your home.  The longer your home sits on the market, the harder it is to sell.  Buyers will assume there’s something wrong with your home, or may not even bother looking at your home if it’s overpriced.

4. Leave some room for negotiation, but don’t overreach- You never want to feel like you’re giving your home away, but you will want to leave some room for both parties to negotiate.   

5. Think like a buyer- You’ll want to talk with your Whittier Real Estate agent about current buyer trends.  What are the top things they’re looking for in a home?  What type of flooring or finishes are desirable?  If you’ve been out of the market for some time, chances are things have changed since you last bought a home.  Getting to know what buyers are looking for will help you evaluate your home, help you consider any updates you’d like to make, and allow you to price your home accordingly.

6. React swiftly and decisively- Being proactive with the price of your home is key.  You want to remain on top of what buyers are saying during the showing of your home and how the market is moving.  Your Whittier Real Estate agent will guide you with this information, and you’ll want to be prepared to respond quickly in order to keep buyers interested in your home.  Don’t delay the inevitable!

5 Myths to Be Aware of Before Buying Your First Home in Whittier

Buying your first home is an exciting time, especially if you’re choosing to search for a home in the vibrant city of Whittier!  It can be fun to begin looking for your dream home online and thinking up how wonderful your new home will be.

 

Yet, it’s important to note that when buying a home, things don’t always go quite as planned.  You may find yourself choosing a home that’s completely different than what you had in mind!  It’s important to remain open minded throughout the process and create a list of “must haves” versus “wants”.  This will help as you navigate through the Whittier Real Estate market.

 

As The Domis Team serving as Whittier Real Estate agents, we thought it would be good to point out some of the common myths among first time home buyers.  These may be helpful as you begin your Whittier home search!

 

Myth #1- You’ll Find the Perfect Home- It’s easy to see visions of your ideal home when you begin thinking about buying your first home in Whittier.  And, while it’s good to have a list of things you’re set on having in your home; being flexible is key.  You most likely will not find a home with everything that you have on your wish list, and that’s okay! 

 

Myth #2- The House has to “Speak” to You- It’s common for first time home buyers  to think that a home will grab your attention from the moment you step foot in the door- it will just feel like it’s speaking to you.  There are times that walking into a home, you’ll love the décor and the furniture that’s currently in the home and that may be the thing that’s grabbing your attention.  Remember to look past the current owner’s personal touches to the actual flow and features of the Whittier home.  Alternatively, don’t write off a home on first sight because you don’t like the current style. Things like paint and even flooring can be changed.  Look beyond the surface!

 

Myth #3- Never Buy a Home with An Old Furnace- While an old furnace can be a pain to fix or even replace, disregarding a home for this issue alone is not necessary although this myth is often believed.  Buying a lower priced home with a faulty furnace that needs to be replaced can be a better choice than buying a more expensive home in which the furnace does not need to be replaced. Of course you want to be aware of other issues with older homes such as wiring and plumbing; which can become very costly.  The bottom line is to weigh the pros and cons and don’t focus too heavily on those things that can be changed if the price of the home is right!

 

Myth #4- You Should Buy a Home You Can Grow Into- Planning ahead for the future is wise, and if you’re considering having a family, you may think you need a four bedroom home now.  However, what happens if an unexpected move or job transfer arises or circumstances change?  You may know that you plan on living in Whittier for the rest of your life; which is great!  The idea is to simply think through your goals for the future, as well as what you can afford for right now.  If you can’t afford a large home right now, don’t worry.  You’d rather have a smaller home now and be able to live without the stress of a major financial burden.

 

Myth #5- You Have to Win in the Negotiation- First time home buyers feel that in order to “win” a negotiation; they have to have the final word.  There can be a lot of back and forth between you and the seller, and it may be easy to want to fight for the refrigerator or minor repairs to be made.  But, you don’t want to get so emotionally involved with “winning” that you lose sight of the big picture. Buying a home in Whittier is a business transaction, so it’s best to keep your emotions out off the table.

 

Hopefully seeing the truth behind these myths will be helpful as you start out on this exciting journey of buying your first home.  The whole process can be a smooth and efficient one if you’re prepared to be open minded and have an experienced Whittier Real Estate agent by your side.

Local Whittier Area Events that are Perfect for Father's Day!

If you’ve visited our blog in the past, you know that as The Domis Team serving as Whittier Real Estate agents; we enjoy highlighting our community.  The reason we do this is because we want to provide you with, not only great Whittier Real Estate market insight, but we want to help you get to know more about the community in which you live or are planning to move!  

 

There are a number of great events that take place in Whittier and the surrounding areas throughout the year, and this weekend is no different!  If you’re searching for something fun to do for Father’s Day, or just want to get out and explore the area; here are two events you won’t want to miss!

 

Fiesta de Pio Pico

Saturday, June 15 from Noon to 5pm

 

- Don’t miss this free event taking place this Saturday at the Pio Pico State Historic Park!  The Fiesta will feature live music, performers and dancers!  The Roberto Garza Historical Reenactors will portray the history of Pio Pico. You’ll also see costumed Docents, a Blacksmith demonstration, Chuckwagon demonstration, learn how to pan for gold, and about Adobe brick making.  Kids will be able to discover the Archaeology Sandbox, take part in Old-Fashioned Victorian games and much more!  Community booths and food and drink stations will be set up for you to enjoy in the picnic area.  To learn more about this historic Whittier Fiesta, please visit the Pio Pico State Historic Parks’ website.  

9th Annual Cruisin' Brea Oldies Car Show and Music Festival

Starting your home search now can mean you’re settled in your new Whittier home in time to enjoy the summer months.  Here are eight tips that will help streamline your Whittier home buying process.

 

1.  Start Your Search Online- Instead of spending your time perusing neighborhoods for open houses or for sale signs, get online to streamline your search.  There are many great homes available in Whittier which you can view online.

 

2.  Get Pre-Approved- Finding the home of your dreams and then shopping for a loan is a risky move, as most home sellers won't even look at an offer that's not accompanied by a pre-approval letter.  Getting pre-approved ensures you know your exact budget and can save you from a bidding war if many are vying for the same home.

 

3.  Prioritize Your Housing Needs- Finding a home fast means being flexible.  The longer the list of requirements, the harder it will be to find a home.  Keep your list short and to the point.  Focus on the key elements you’re looking for and let the extras fall as they may.

 

4.  Find a Great Agent- This may seem easy, but finding an agent that truly knows the Whittier Real Estate market and can show your properties that are right in your price range and meet your style and needs can be challenging.  Of course, we’d love to help you in your home search and know that our experience and proven success will make the home buying process an easy one.  Bottom line?  Do your homework and really research local agents.  

 

5.  Steer Clear of Short Sales- While short sales seem to be flooding the market across the country; if you’re looking for a quick buy, short sales are not the way to go.  There is a long process involved with these homes and complications are almost always in the cards.

 

6.  Negotiate Repairs- If an inspection reveals that the home you want to buy requires repairs, taking the responsibility off the seller can help you close the deal quicker. After obtaining estimates, ask the seller for a credit rather than asking them to complete the repairs themselves. 

 

7.  Have Cash Ready for Closing- You don't want to be scrambling for funds at the last minute, so be prepared for this important date. A day or two before closing on your Whittier home, you'll get the final settlement statement, detailing the terms of your loan and all the closing costs. Be sure to get a certified or cashier's check made out for the total amount you owe at closing, including the down payment since you can’t use a personal check. 

 

8.  Have a Plan B- Because not every transaction goes smoothly, be sure you have a property or two as a backup; you don’t want to have to start from scratch!
