Making Your Move to Whittier "Green"

by The Domis Team

Nowadays, it seems like everyone is jumping on the “green” bandwagon. Whether it’s making a conscious effort to turn out the lights when you leave a room, walking or biking to run your errands or opting for reusable grocery bags in favor of paper or plastic, green is here to stay. If you’re planning to move to a new Whittier home, there are steps you can take to ensure your move is as eco-friendly as possible. With all of the boxes, packing material and gas-guzzling moving trucks, your move can have a significant impact on Whittier’s environment! Here are a few tips on how to make your move and your new Whittier home as “green” as possible.

Make your Move “Green”

When you think about it, so much goes to waste during a major move! The first step is to going green during your move to a new Whittier home is to get rid of things you don’t have use for anymore. The less you have, the less boxes and packing materials you’ll use. Not to mention, the moving truck will take less trips back and forth between your old home and your new Whittier home. Instead of buying boxes from a moving company, ask around at Whittier businesses if you can take their empty boxes off of their hands. You’ll save boxes from going to the landfill and save money on your move!

Looking for “Green” During your Home Search

During your Whittier, CA home search, you may be looking for homes that already have eco-friendly features such as cork flooring and recycled glass tile. The reality is, the “green” movement is still gaining momentum and many home sellers haven’t made true eco-friendly improvements to their homes. You’ll likely have to make these improvements yourself, but there are benefits to this (keep reading!). Newer homes will typically have appliances and fixtures that are designed to use less water, as well as energy efficient windows and effective insulation. On the other side, older homes typically have quality craftsmanship and real wood flooring not as common in newer homes. We can work together to find the perfect home in Whittier to suit your eco-friendly remodeling goals.

Eco-Friendly Financing

We all know going green is beneficial to the environment, but did you know it can benefit your bank account, too?  A degree of research is required (I can help you with this!) but many lenders are starting to offer incentives to home buyers who plan to make energy-efficient updates to their home. I’d be happy to help you find a lender who is willing to give you a better rate for making eco-friendly improvements to your new Whittier home. Not only will making eco-friendly updates help you save on your home loan, your utility bills will also decrease significantly keeping more money in your pocket each month.

Give Your Whittier Home A Facelift For The New Year!

by The Domis Team

Can you believe that this is already the week of Thanksgiving? It seems like back-to-school just happened. Most associate Thanksgiving with the beginning of the holiday season, and before you know it, it will be time for a new year!

Many homebuyers wait until the spring to put their homes up for sale on the Whittier real estate market. The reason for this is that after the holiday season, many people want to spend the winter making needed upgrades on their homes or redecorating. As experienced Whittier real estate agents, we make it a priority to stay on top of the latest trends in home improvement, design and staging. Knowing what will sell is key to our industry, and as a home seller, the surest way to woo Whittier’s home buyers is to make the latest upgrades just before putting your home on the market. The more up-to-date and on-trend your home looks, the faster your home will sell.

Here are some of the decorating trends that will get your home sold next year:

•    Matching exteriors: Contrary to the stark contrasts between the paint on your shutters and that of your home, home buyers now are looking for a more monochromatic color scheme. Repaint your shutters so they match your Whittier home a bit more. This will likely boost your home’s curb appeal and lure the buyers in even faster.

•    Painted patterns that draw the eye: While you want to try and keep each room as neutral and clean as possible during the selling process, adding a bit of “pop” here and there won’t hurt. Adding a flashy, painted pattern as an accent to a room will give the area a bit more interest and intrigue the buyers a bit. Remember, while you don’t want to overload homebuyers in Whittier, CA with too much decoration, having a few eye-catching pieces placed subtly throughout the home will only add to your property’s appeal.

•    Black and White: There’s something timeless and sophisticated about pairing black and white together, and so experiment with that color scheme when you’re staging your rooms. Remember, you want every area in your home to look neutral and clean, but you also want them to look trendy and up-to-date. Throwing in some black and white furniture may give an otherwise dated room a fresh appearance. This color scheme will add pop to even the most historic of homes. Don’t be afraid to be a little daring.

Using the upcoming winter to do a little bit of remodeling and redecorating will serve you well when it comes time to put your Whittier, CA home for sale on the local real estate market. Our many years of living and working as Whittier real estate agents have taught us that homebuyers look for appealing and up-to-date homes during their search, so as a seller, the best thing that you can do is make sure that your updates are on-trend.

If you’re thinking about selling your home or want to know more about the Whittier, CA real estate market, don’t hesitate to contact us! As your premier real estate resource for the Whittier, CA area, we’d be happy to help! We hope to hear from you soon.

Make the Most of Your Whittier Open House!

by The Domis Team

In this real estate market, selling a home is not easy. Even if you live in a fantastic home in a beautiful community like Whittier, CA, many are still struggling to get their homes off of the market. The key in a buyer’s market like this one is to make your home stand out from the competition. There are several ways that you can do this, but one way to make sure that your home leaves a positive impression is to make the most out of an open house.

As Whittier real estate agents, we have a strong idea of what the local real estate market is like. We also know exactly what many homebuyers in the North Orange County area are looking for. With all of our years of experience working in Whittier real estate, we believe that utilizing the open house can present a great opportunity: you can put your best foot forward and be a little creative. Using some of the ideas below, you can make sure that your Whittier, CA home stands out from the competition and sell your home even faster:

Keep the décor simple. Yes, this is still your home, but you want potential buyers to be able to envision themselves living in it. Put away as many personal touches as possible, including shopping lists and family photos. This might sound a bit extreme, but you’d be surprised at the difference de-personalizing your home can make. The less of “you” that there is in the home, the more Whittier homebuyers can see themselves living there. Ask your real estate agent to walk through the home and help you de-clutter before open house time.

Keep the counters clean. Put away as many countertop appliances and items as possible, particularly in bathrooms. Clean countertops give potential homebuyers ideas on how they can utilize the space for storage or their own appliances. Remember, you want the home to look as clean and neutral as possible.

Set the dining room table with your nicest table set. Appearance is everything in these situations. Even if your plan for after the open house is a box of pizza and paper plates in front of the TV, set the dining room as though you’re planning on hosting an event after everyone leaves. You want people to be able to see this space in your Whittier home as a place for entertaining, so set the mood a little bit. Unlike countertops, people prefer to see a set table. It creates possibilities and shows more of the home’s true potential.

Invest in a nice doormat. It will be one of the first things people see when they enter your home. Having a nice doormat shows that you care about how your home looks.

Bribery works. By this, we mean food and beverage. Bake cookies, serve cocktails or have a buffet of hors d’oeuvres sitting out.  It will get people who are interested in living in Whittier walking through your door, even if it’s only for the free food. From there, they can take a look around your home and hopefully, it will pique their interest. Overall, offering perks to attending the open house is a great way to get the foot traffic you need to get your Whittier home sold.

Don’t stick around. Potential homebuyers can oftentimes feel threatened by the presence of the home’s owner at an open house. They won’t feel comfortable giving your Whittier real estate agent honest feedback if they sense you’re in the next room. Make sure you’re out of the house during the open house time. Leave early and stay out a little on the later side, just to be safe. You want people to feel comfortable when they enter your home, not pressured.

These quick tips should help you make the most out of your open house in Whittier, CA. The open house presents the perfect opportunity to make your home stand out from the competition, so make sure you put a lot of time, thought and effort into how you want to present your property. As your Whittier real estate resource, we want to make sure that we prepare you properly for the open house process.

If you have any questions about selling your Whittier home or want to know more about some of the other communities in North Orange County, don’t hesitate to contact us! We would love to help you in any way we can. We hope to hear from you soon.

What Kind of “House Hunter” Are You?

by The Domis Team

Our many years of experience as Whittier real estate agents have taught us one thing:  different buyers have different priorities when it comes to finding a home. Whether you’re more concerned with location or asking price, each person’s preferences tend to vary. As your real estate professionals for the Whittier, CA area, it is part of our job to find out what your preferences are and show you the homes that fit your criteria. Before we can do that, we need you to do one thing—figure out what you like.

It sounds simple enough, but you would be amazed at the number of buyers that enter the Whittier real estate market without knowing what is most important to them. If you don’t have your list of priorities ready before meeting your North Orange County real estate agent, then you will likely end up wasting a lot of precious time looking at homes that just don’t work for you. Oftentimes, this approach results in frustration and aggravation, and it has a tendency to delay the house-hunting process.

In the interest of helping you find your Whittier home even faster, we thought we’d profile a few of the “house hunter” types that we have worked with during our years of working as Whittier real estate agents. Taking the time to review these different types of homebuyers might help you figure out what your top priority is, and that will make your home search go much faster:

The decorating aficionados. These homebuyers tend to focus on the physical appearance of the home. They tend to ask themselves questions like, “How does this place look on the outside?” “What will I need to change?” “Will the décor I have in mind go well with this property?” “If I put the work in, will this place look like my dream home?” They want a home that is more move-in ready and will be ready for showing off right away. These buyers, in short, want a show home that they don’t need to put much work into.

The location lovers. For some potential homebuyers, moving is much less about finding the right home and more about finding the right neighborhood. After all, the more they enjoy the neighborhood, the happier they will be in their new home. These homebuyers will want to research what neighborhoods best fit their lifestyle ahead of time and target their home search to these areas. This tends to be the case for many families who are looking to move somewhere community-oriented and with a great school district.

The frugal spenders. Many first-time homebuyers fit this description well. They are looking for the best deal and asking price in the area. Many of these buyers are interested in what others in the area paid for their property and tend to want to focus on the best deals for their dollar, rather than on location or physical appearance. These types of buyers tend to search for a home with the idea that they will make the necessary upgrades themselves and would rather spend less in the actual real estate transaction.

Mad for maintenance. These homebuyers typically have one goal in mind: function. These buyers typically know a lot about the floor plan of a home, what elements should be working, and keep a sharp eye out for potential damage to the home during walkthroughs. These “wheeling and dealing” buyers tend to know how to negotiate with the seller and make sure all of their bases are covered in terms of home damage, repairs and functionality. They want a home with minimal problems that need fixing.

These four things are all important when you start your Whittier home search, but if you know which of them is most important to you, it will make your North Orange County real estate agent’s job that much easier. The right professionals will figure out your primary preference and show you the listings that most fit what it is that you’re looking for. The key is to know what your “house-hunting” personality is ahead of time and convey that to your agent.

Our years of experience as a Whittier real estate team have given us the resources to work with any number of home buyer personalities, so if you figure out your house-hunting personality and want to start your Whittier home search, don’t hesitate to contact us! We will make sure to listen to your preferences and show you the right local listings. We would love to help you find your dream home in any way we can. We hope to hear from you soon!
